Abstract

Purpose: This study conducted an empirical study to estimate the loss aversion rate of individual investors in the Seoul condominium market. Research design, data and methodology: A survey was conducted with Seoul residents ranging from 30’s to 60’s with various backgrounds. Descriptive statistical analysis and a paired sample t-test were conducted using SPSS 27.0 statistical package. Results: The results of the t-test showed that Seoul residents are indeed more sensitive to loss than gains, as pointed out in various researches related to behavioral economics. Also, the loss aversion rate associated with KRW 50 million risk was found to be 2.14. Finally, the same question was asked with KRW 100 million risk, doubled associated risk of previous question, using the same scenario, and it’s been verified that the loss aversion rate increases as the associated risk or stake increases. The loss aversion rate with double risk is 2.26 which is about 5% higher than the one with KRW 50 million risk. Conclusions: This study can help many groups of people in society who need to establish rewards and punishment policies within any organization. In particular, incorporating human cognitive biases, such as loss aversion can help the South Korean government shape more effective reward and punishment policies when building rewards and punishments using taxes.

Abstract

Purpose: The purpose of this study is to suggest the activation plan of the post-construction sales through the results of a survey on the perception of Seoul citizens and experts. Research design, data and methodology: The purpose of this study is to suggest the activation plan of the post-construction sales through the results of a survey on the perception of Seoul citizens and experts. Results: According to a survey of Seoul citizens' perceptions, 76.7% of Seoul citizens were well aware of post-construction sales and recognized that post-construction sales would reduce pre-sale speculation and confusion in the real estate market. Second, 73.6% of Seoul citizens were willing to buy houses through post-construction sales, and third, 79.6% of Seoul citizens recognized that a post-sale system was necessary. Experts' opinions generally responded to the expansion of the introduction of post construction sales, saying, 'It is necessary for both the public and the private sectors'. Second, while experts say that there are also positive effects, negative effects such as polarization centered on large corporations, an increase in sales prices, and a decrease in housing supply are also concerned. Third, experts responded that 'diversification of financing methods' is the most important task in revitalizing the post-sale system. Conclusions: The policy implications are that it is necessary to mandate the post-construction sales in the long term, and that the quality assurance system needs to be supplemented even if the sale is promoted post construction sales. In addition, private participation is essential to revitalize the post-construction sales, and government support such as initial financing, low-interest rates, and various financing measures should be sought to expand private participation.

Abstract

Purpose: As the number of vegetarians continues to rise in tandem with the development of consumer culture, a novel economic trend named ‘Vegenomics’ has surfaced. In addition, as interest in social and environmental sustainability such as health, environment, and animal welfare grows due to the COVID-19 pandemic, the alternative protein food market is expanding, focusing on plant-based alternative meat. Research design, data, and methodology: Therefore, this study aims to investigate the impact of the consumption value of alternative protein products on self-efficacy and purchase intention. This study collected a total of 187 questionnaires by conducting an online survey from May 1 to July 10, 2023, to verify the research model and hypothesis. The collected data were subjected to exploratory factor analysis, confirmatory factor analysis, and discriminant validity analysis using SPSS 20.0 and AMOS 20.0 programs for structural equation modeling. Results: The results of analyzing consumers' self-efficacy and purchase intention regarding the functional value, health-oriented value, ethical value, and ecological value of alternative protein products are as follows. First, among the consumption values of alternative protein products, ecological value was found to have a significant positive (+) effect on self-efficacy. Second, consumers' self-efficacy for alternative protein products was found to have a significant positive (+) effect on purchase intention. Conclusion: This study is anticipated to provide valuable insights for the formulation of effective marketing strategies for alternative protein products and the development of products that align with consumer needs.

Abstract

Purpose: This study aimed to enhance understanding of multicultural families in South Korea by examining the impact of family functions on their quality of life and exploring how parenting attitudes in multicultural families influence the relationship between family functions and quality of life. Research design, data and methodology: This study obtained a total of 124 valid surveys with the assistance of the Cheonan and Asan Multicultural Centers. Using SPSS 24.0 and AMOS 24.0, the study conducted frequency analysis, descriptive statistical analysis, reliability and validity, and correlation analysis. To test hypotheses, the study conducted simple (multiple) regression and three-step mediation regression analysis. Results: The results revealed that family functions in multicultural families have a significant impact on parenting attitudes, and parenting attitudes have a significant impact on the quality of life. Additionally, except for autonomy and rational parenting attitudes, parenting attitudes were found to have partial mediating effects between family functions and the quality of life. Conclusions: It was empirically demonstrated that parenting attitudes, along with family functions, are crucial factors for improving the quality of life. The study suggests various methods at the levels of multicultural families, local communities, and the national level to enhance the quality of life in multicultural families.

Abstract

Purpose: The purpose of this study was to analyze the factors influencing the housing satisfaction of the new middle-aged who returned to farming to derive the implications of real estate policies to resolve regional imbalances. Research design, data and methodology: As a result, this study used secondary data, housing survey data, and identified factors influencing housing satisfaction through multiple regression analysis as well as basic analysis such as exploratory factor analysis, reliability analysis, technical statistics analysis, and correlation analysis. Previous studies, in particular, mainly focused on aging, retirement, economic activity, and retirement preparation, but this study was able to derive predictive factors that can increase the persistence of living after returning to farming by analyzing housing satisfaction for the new middle-aged, and as a result, suggest implications for resolving regional imbalances. Results: As a result of the analysis, it was found that housing structure status had the greatest influence among the three factors of housing-related predictors: housing structure status, facility accessibility, and surrounding environment, suggesting that policy alternatives that can improve the quality of the housing structure itself should be prepared rather than facility accessibility and the surrounding environment. Conclusions: Based on these results, we discussed implications for improving the housing structure to increase the continuity of living for the new middle-aged after returning to farming, and presented follow-up research directions on the need for complementary research in addition to individual analysis of influencing factors, limitations of secondary data, and the lighting of research on the new middle-aged and other generations who did not return to farming.

Abstract

Purpose: This study explores the impact of discrimination experience on stress levels among Seoul’s public housing complex residents, emphasizing the moderating role of social capital. Research design, data and methodology: Utilizing the 2019 Seoul public housing (PH) panel data and an ordered logit model, the research categorizes residents based on personal and environmental factors, contrasting them across different local housing price levels. Results: We find that public housing residents' experience of discrimination has a significant impact on stress, and local housing prices are positively related to stress. Interestingly, stress due to discrimination is more pronounced in high-priced neighborhoods, which are associated with real estate inequality. Conversely, this impact is less pronounced in lower-priced neighborhoods. Importantly, social capital not only has a significant moderating effect on stress for all residents, but in high-priced neighborhoods, it also moderates the stress caused by experiences of discrimination for social housing residents. Conclusions: These findings highlight the need for policy interventions to strengthen social capital and address socioeconomic disparities in public housing, and are significant for analyzing the nuanced relationship between neighborhood, housing affordability, discrimination, and stress in urban communities for public housing residents, which is a socially problematic issue.

Abstract

Purpose: South Korea is a close ally of the US and an important partner of China. Caught between the two most powerful countries, South Korea’s strategic directions are critical. This article emphasizes that the deeper core of the US-China trade war is to improve the business environment to attract foreign direct investment (FDI) to boost the economy, rather than engaging in the trade war. Research design, data, and methodology: Considering the complexity of this issue, this article applies a systematic analytical tool, the ABCD (Agility, Benchmarking, Convergence, and Dedication) model, to provide strategic guidance for inducing investments into South Korea in the context of the ongoing US-China trade war. Results: Specifically, South Korea needs to provide a more attractive business environment along the four points: expedite commercial activities through deregulation (Agility); adopt global standards of the flexible labor markets and technological developments (Benchmarking); integrate various industries and connect them to global value chains (Convergence); and create more economy-friendly policies rather than politics-oriented ones such as protectionism (Dedication). Conclusion: This study stands out not just by utilizing the ABCD model but, also by providing more systematic analysis and practical implications, particularly within the context of the escalating US-China competition. Unlike many existing studies that analyze the broader impacts of this geopolitical rivalry, this research delves into specific strategic guidelines for South Korea to attract FDI. The findings also provide implications for multinational corporations (MNCs) in choosing the locations for their overseas operations, particularly in South Korea.
